Act now and beat competiton with £500 discount, says Terry

The general rule of thumb at this time of the year seems to be that sellers now hold off going onto the market until the new year, but Terry Robinson, sales director at Reeds Rains Estate Agents, Leamington, urges them to think again.

Terry commented:“Having covered the local area for over a decade, at this time of the year, I always come up against the same objection from clients either thinking of putting their property onto the market or thinking about changing agents that the time of year is not right.

“However, the advice I always give at this time of the year is to simply do it now. This is because each year, I see the same thing happen. People hold back because it is Christmas and they feel that nobody will be looking until the new year.

“The real danger of this is that one of the busiest times of the year for new properties coming onto the market is January and February. So, whilst a seller might think that it is worth holding off, the competition will be so strong that the usual result is they end up selling for less as there is much more choice for buyers due to this huge uplift in new properties coming to the market.

“My branch has sold a house before on Christmas Eve. So the buyers are there and, with little out there on the market, competition is minimal. So I must urge anybody thinking of selling or changing to a new agent to do it asap and make the most of the sellers market we are currently in.”
