The Peacock Hotel could be transformed into student accommodation after a drop in trade.
A new application seeks to change the use of the hotel on Warwick Road into a house of multiple occupancy for postgraduate students.
The move will also see the insertion of three additional windows and the property would be let to the University of Warwick who will manage the building and tenants for the next three years.
The changes are proposed following a “significant decline in earnings” at the hotel over the past five years which do not look to improve in the near future.
It is also envisaged that students living in the town centre would contribute to the shops and businesses resulting in an increase in trade.
There are no proposed changes to the size of the building or access from Warwick Road.
The university has supported the plans after discussions with hotel owners and planners, but insist that any development of this kind is “solely a decision of the owners and not a request of the university”.
