New business estate with holiday flats for south Warwickshire site

A new business village with holiday lets, new housing and a visitor centre is to be built on a derelict site in Napton.

The plan for the former Napton Brickworks, put forward by Brockhall Village (Tern Hill) Ltd, was approved by councillors on Stratford District Council’s planning committee - ten years after the firm first attempted to redevelop the site in Brickyard Road.

Including four business buildings, 56 ‘live work’ units, eight two-bed holiday let flats, eight two-bed houses, two one-bed flats, a visitor/exhibition centre, parking, recreation space, a wildlife area and a connection to a public footpath leading to Napton, the proposal was supported by Napton parish council and the council’s planning officials, who encouraged councillors to vote in favour of approving it.

In its application, the firm points out that the site, is classified as a Local Wildlife Site, has been the subject of proposals to bring it back into use since “at least 1989”.

Referring to an appeal Brockhall put forward against a previous refusal of planning permission to redevelop the site, the firm stated: “The inspector considered that the proposals to mitigate concerns relating to ecology were all positive and indeed that, without them, it is possible that the ecological value of the site could be lost.”

Seven people had written to the district council to object to the proposal, stating that the development would be too big and inappropriate for the village.

There were also two letters of support, stating that the site has been an “eyesore” for more than 30 years and that this was an “excellent” proposal.
